Notice of Recording Fees
In accordance with 55 Illinois Compiled Statutes (ILCS) 5/3-5018.1 "Predictable Fees," of the Illinois Compiled Statutes, an ordinance has been adopted by the LaSalle County Board which establishes flat, predictable fees for five classes of Standard Documents to be recorded with the Office of the LaSalle County Recorder of Deeds. The ordinance also clarifies the definitions of Non-Standard Documents as defined by statute and establishes the fees associated with them. Another Ordinance was signed to make specific reference to include Non-Standard Timeshare Document effective July 12, 2022.
Although the five classes has simplified the fee schedule for Standard Documents, new definitions of Non-standard Documents and their associated fees can be confusing. Documents received without the appropriate recording fees will be rejected, so please call if you have questions.

Non-Standard Fees Explained
With the new predictable fee schedule, fees associated with Standard Documents have been simplified. Non-standard Documents, on the other hand, have become more confusing. For most documents there is a base price for the document that is different than its "Standard" counterpart and page counting still applies. You can refer to the new Predictable fee schedule for the associated fees, but below is our best attempt to clear the muddied water about the documents themselves. Please call if confusion still exists. A phone call is much quicker than the document rejection process.
Blanket Assignments (or other document referring to more than five PINs or recorded document numbers - all referenced properties have the same owners) refers to any document (usually, but not always, an assignment) that refers to more than five tax parcel identification numbers (PINs) or more than five referenced document numbers. All properties referenced in the document, either by PIN or other document numbers, must belong to a single owner or single group of co-owners. Examples might be a deed referencing six or more parcels/PINs, a mortgage release referencing six or more documents being released, or an assignment assigning six or more mortgages from one lender to another. In the cases of each of these documents, all parcels affected must belong to a single owner or group of co-owners. Documents not affected by this include Uniform Commercial Code (UCC) Filings, Federal or State Liens, Subdivision Plats or Plats of Survey. Please note that other fees may apply if the document is also non-conforming in size or layout, or if it creates a split of an active PIN number.
Corporate Blanket Assignments
Corporate Blanket Assignments (The same as "Blanket Assignments" above but the various properties referenced by PINs or recorded document numbers have different/separate owners) are documents are just like those described above under "Blanket Assignments" except for one difference - the properties referenced by the PINs or referenced document numbers do not belong to a single owner or group of co-owners, but to separate/different owners or owner groups. This is most often seen in (but not limited to) large "Blanket Assignments" where one financial institution is transferring all of its "holdings" (including mortgages held by that institution) to another financial institution, usually due to the failing business of the first financial institution. Regardless of the reason, in this case, all of these mortgages being transferred (assigned) reference properties belonging to a multitude of different owners. Please note that other fees may apply if the document is also non-conforming in size or layout, or if it creates a split of an active PIN number.
Non-Standard Timeshare Documents
This refers to any timeshare document that is referencing more than five units/weeks and/or five recorded document numbers that are not included as part of the Corporate Assignment category.
Plats and Maps (Black and White Print Only)
This primarily refers to Plats of subdivisions/additions. As stated, they must be in black ink on Mylar. These documents are not affected by the requirements of Blanket Assignments or Corporate Blanket Assignments but are required to be physically brought in for recording by the surveyor.
Plat of Survey (11 by 17 Inches or Smaller, Black & White Print Only) & Plat of Survey (Larger Than 11 by 17 Inches, Black & White Print Only)
These documents are fairly self-explanatory and do not have the Mylar or other recording requirements of Plats of subdivisions/additions and are not affected by the requirements of Blanket Assignments or Corporate Blanket Assignments.
Federal Government Liens, State of Illinois Liens & Corporation Dissolutions Filed by State, & Uniform Commercial Code (UCC) Filings
Again, these documents are fairly self-explanatory and are not affected by the requirements of Blanket Assignments or Corporate Blanket Assignments.
All Other Non-Standard Documents Not Previously Listed
All other non-standard documents not previously listed (Non-conforming documents as defined by 55 ILCS 5/3-5018 (1-5) and documents creating a division of an active, existing tax PIN)
Non-conforming documents are those documents that do not meet the requirements of a standard document due to their size or setup (not on 8.5 by 11-inch paper; printed in a color other than black; margins are smaller than 1/2 inch on any edge of the document; the document paper is of less than 20 pound weight, or; document does not contain the 3 by 5-inch blank area in the upper right corner of the first page). Also falling under this category are those documents (usually deeds) that create a split of an existing parcel/PIN number. Although the fee for this is a $16.50 addition to the base recording fee, please note that other fees may apply if the document also refers to more than five tax PINs or other document numbers.
